The living space begins on the garden level with a large tumbled marble patio that wraps around the heated pool and is edged with a beautiful tropical garden. The patio is fully furnished with tropical cushened wicker furiture just perfect for lounging. Our out door kitchen is perfect for fixing those shore lunches or gourmet diners. No need to leave the patio for a cold drink with kitchen right there!

Up the front entry staircase to the 1st level you are greated with a large veranda and generous entry hall. The 2 master bedrooms with custom tiled showers and marble topped vanities are located on this level. Each has it own character and tropical views! The guest/kids bedroom is also located on this level with whirlpool tub and jungle decor.

The 2nd level with its panoramic views of the preserve and ocean from the cathedral ceilinged great room , dining room and gormet kitchen. My favorite dining area is the veranda just off the kitchen and great room. The sen set and sunrised are incredible or jus sit out in an aderondak chair during a rain and enjoy natur at her best.

Once on the island the pace of life slows . There is time for the finer things of life and the Coral Reef is the perfect house to experience this relaxed pace and rejuvenate the mind and spirit.

Our home was designed and built with island living in mind. There are two master suites and a private bath for every bedroom! The generous verandas, decks, and patio extend the living space seamlessly to the tropical garden “North Captiva”. Sun rises and sets as viewed from the decks, verandas are the perfect punctuation to a day “on island”.

Complete with all the luxuries and more one would expect of a first class vacation home the Coral Reef provides the location for a fun relaxing wonderful get a way! Come stay in our island villa and I promise you will feel at home during your stay and rejuvenated when you leave. All rentals include the use of our golf cart and a guest membership to the North Captiva Island Club. We also have bicycles avaliable for your island use.

o The 2nd floor is the cathedral ceiling living area, dining space and fully equipped kitchen. On the second floor we have a study that can be a 4th bedroom with a queen sized trundle bed or 2 twin beds.
On this level we have a computor with high speed internet and wireless router so you can use your own computer where you want. o The 3rd floor loft looks down onto the dining and living areas with a sun /observation deck giving excellent views of the gulf, state preserve and the back bay.
o Each bedroom and the great room has a TV with DVD players
o Stereo through out the great room, dining area and the kitchen
o All the flooring is imported Italian porcelain throughout the home
o Custom cabinets and stone counter tops in the kitchen and bathrooms

SECURITY/DAMAGE DEPOSITS The guests agree to pay at time of booking, $500.00 security deposit, to guarantee that if any damages or hardships from guests' use of the accommodations arise other than normal wear and tear, they will be fully responsible for the expenses incurred by the owner in such a situation. A golf cart is included in the rental of the accommodations, the guest will be fully responsible for the return of the golf cart as it was turned over to the guest, except for normal wear from the operation of the golf cart. The guest who makes the arrangements for such rentals and or signs the check-in form shall be fully responsible for any of the other parties involved in this reservation. Please be sure to check date of arrival, departure and rent due for accuracy. Silence denotes acceptance. Occupancy is restricted to the stated limit for each property. Please do not over-occupy the accommodation. The guests agree to register all people in their party in advance and agree that they will be in default of this agreement if they have more guests in the accommodation than the accommodations will allow. We will rent only to family groups, and responsible adults over the age of 25 and their dependant children.. Violations of the above limitations on renters will be grounds for immediate eviction without refund of rent or deposit. ABSOLUTELY NO PETS ALLOWED If a pet or evidence of a pet is found on the premises, the result will be forfeiture of entire rent & deposit and immediate guest eviction. DEPOSITS AND PAYMENT Upon making your reservation 25% of the full rental payment shall be due. The balance of the rental payment shall be due 60 days prior to check in. Included in your rental rate shall be the cleaning charge, guest fee, and linen charge and cart maintenance use fee. These charges may change due to the amount of people in your party or the amount of days you may stay. If there are any charges incurred after checkout from damages or incidental charges, then these charges may be applied to the security deposit. CHECK-IN The guests agree that the owner does not guarantee occupancy of such accommodations until 4:00 pm on the day of check in, and the guests agree that checkout time is 9:00am. If the guests request a late check out, the owner may charge the guests an extra day’s rental rate, but the owner reserves the right to deny a late checkout request if it does not fit into the housekeeping schedule CANCELLATIONS / EARLY CHECKOUT/ DATE CHANGES require a 60 day notice of cancellation or date change. Failure to give a 60 day notice for these rentals will result in forfeiture of the down payment (25% or more of total rent). We recommend the purchase of travel insurance that covers unexpected cancellation. Sorry, NO REFUNDS for early departure. Reimbursement for hurricanes will only be given under mandatory evacuation ordered by county officials. Date changes (excluding adding days to your stay) must be received 60 days prior to the reservation for your deposit to be transferred. If less than 60 days notice is given, the deposit (25% of total rent) will be forfeited. GOLF CART USE/ABUSE The guests understand if there is a golf cart included in the rental, that the drivers must be 16 or older, and guests must not abuse the golf cart. If the Club sees the guests abusing the golf cart, the, owner or his agent reserves the right to take the cart away from the guest with no refund due. The guests shall be bound to the terms of the golf cart rental agreement. LINENS AND THINGS A housekeeping supply package will be included in your rental which will include ample supplies for one week. Please see What is Included and What is Not Included. Any additional supplies must be purchased by the guest. Cleaning of the unit will be included in your rental fee. Specifically, our housekeepers will strip and remake the beds, replace linens, vacuum, dust, clean the bathrooms, mop all floors, clean all kitchen appliances, clean inside kitchen drawers and outside kitchen cabinets, slider doors, and deck furniture, sweep decks and stairs. If the unit is exceptionally dirty, there may be additional charges for cleanup deducted from your deposit. OUTDOOR GRILLS Outdoor grills are prohibited on decks, porches, balconies. The exception is that grills are permitted on ground level decks. MAINTENANCE Although the owner makes a good-faith effort to offer a high quality standard for the offering of such accommodations, and will make every effort in its power to make sure such accommodations represented to our guests are in top condition, due to the nature of the business, we can not guarantee that items will not break from normal wear and tear. Through its support services, the owner will attempt to correct in a reasonable time period any defects as they may occur. In case of a problem please call Mark 773-895-6212 promptly to report it. We cannot guarantee air conditioners, televisions, appliances and so forth. NO REFUND OR RATE ADJUSTMENT will be made for mechanical failures. TELEPHONES Telephones are furnished in all rental units for your convenience for local calls. Long distance and directory assistance calls must be made collect, or charged to your personal phone or credit card. TRANSPORTATION TO AND FROM NORTH CAPTIVA ISLAND The guests agree to make all transportation arrangements on their own and to be responsible for payment of fees for these transportation arrangements. The owner will handle all luggage from our dock to your vacation home, but may charge extra for arrivals after 8:30pm or departures before 6:00am. Extra charge will be $35 for all assisted arrivals between the hours of 8:30pm and 6:30am. Guests must notify of late arrivals or early departures prior to 4:30pm closing that day. NO REFUND OR RATE ADJUSTMENT. Satellite Reception In the same manner, satellite reception on the unit’s television may not always be available. There are many possible reasons for this failure of reception. This situation should be a short-term inconvenience only. NO REFUND OR RATE ADJUSTMENT Bug Free Rental While the owner retains the services of a pest control technician as needed, due to the nature of the island climate, it is not possible to guarantee a total absence of any insects in a rental unit. Swimming Pool: If a swimming pool or Jacuzzi and/or heater for the pool/Jacuzzi develops problems, the Club will do its best to make timely repairs, but due to the fact that these rental units are on an island, repair may take up to 7 days. NO REFUND OR RATE ADJUSTMENT. The guests agree to protect, defend, indemnify and hold the owner and his agents harmless for any liabilities for damages and/or personal injury arising out of the use of the club's facilities, home owners’ rental property or the golf cart. I AGREE TO THE LISTED ABOVE RENTAL TERMS AND CONDITIONS FOR VACATION RENTAL AND AGREE TO BE RESPONSIBLE FOR ANY DAMAGES MY GROUP MAY INCUR DURING OUR STAY. MY DAMAGE DEPOSIT CAN BE USED FOR REIMBURSEMENT OF DAMAGES OR HOUSE CHARGES IF NECESSARY.
