 Each level is air conditioned, has a private entrance and is totally self contained, with a full kitchen, dining and living room and each can be reserved separately for SMALL GROUPS of 2 to 6 persons, OR, the entire Villa can be reserved for a LARGER or family group. Groups  have complete privacy and yet able to socialize on any floor level of this spacious home.  A great feature, as early or late morning risers are independent of other floor levels. The FIRST level has one suite. The SECOND level has three suites, The PENTHOUSE has one suite, all with private bathrooms and showers. 3 king or 6 twins and  2 queen beds.ALL rooms have TV and ceiling fans.
  This outstanding Villa is a great vacation find in this beach area, it overlooks the ocean and is perfect for a quiet vacation.  No city lights to interfere with sparkling stars at night. 
  Total occupancy can be increased, as there are two additional sofa beds and many hammocks. All linens and towels are included, plus, a clothes washer and drier.
 Villa has carved Mexican furniture,  Unique solid stone topped  dining tables, seats 6 to 8 people on each level.
There are 5 terraces equipped for relaxing in hammock, BBQ's and outside dining.
 This beach Villa is 26 miles North of Merida International Airport (MID) and 7 miles East of Progreso.  Caretaker  on site 24/7.

Moderate temperatures all year, make Chicxulub an all year round destination for Canadians and others from cold winter climates. CHICXULUB town is one mile distance along the beach or 5 minutes by car or bus. It is a small quiet fishing town. Stroll it's central plaza. There are small markets, restaurants, a pharmacy, internet cafes and liquor stores. Plenty of taxis and local buses.

PROGRESO is a larger town with 2 supermarkets, stores, shopping, internet cafes, plenty of restaurants that provide food and drink service to covered tables on the beach, colorful street vendors. Cruise ships dock twice a week.

MERIDA CITY, 20 miles south of Progreso, is an older 1700's colonial town, with foreign embassies, fine old buildings and boulevards lined with colorful flowering trees. A bustling town center with open air markets, malls, museums, shops, plazas, night life and cultural activities. Lovely old theaters with adjacent restaurants or outside dining. Buses and taxies from Progreso are frequent and fun.

The State of YUCATAN with many colonial towns, abounds with Mayan ruins, impressive remnants of this once vibrant civilization, such as CHITZEN ITZA, a 2 hours drive, UXMAL and CAMPECHE about 1 ½ hrs. DIZIBILCHALTUM is 20 minutes. All accessible by bus. CANCUN is 3 ½ hrs by toll road. The Mexican Riviera, with many attractions, extends 100 miles south of CANCUN. Roads are good. Central Plazas are the hub of life in all towns and interesting to observe. The town of CAMPECHE, built by the Spanish, has 6 old forts to explore, built to protect the town from marauding pirates of old.

Explore also many early and grand Haciendas built in late 1800's, when fortunes were made processing and manufacturing sisal rope from Henekin cactus plants.

A $300 Security deposit is required . One half of the total rental plus the Security Deposit is required for booking and confirmation

Rental rate for the complete 3 level, 5 suite Villa is $2340 to $3280/week (low season) and $3280 during July and August. Please contact us for further information and availability. Please let us know your requirements for your party. There are no extra charges or fees except for a $50 cleaning fee/floor rented. Prices above include all taxes and utilities. Security Deposit & Rental Agreement A Rental Agreement will be forwarded for signature upon receipt of the Booking Deposit. Booking Deposit is 50% of total rental, plus $300 Security Deposit to confirm reservation.

The total rental amount plus Security Deposit is due 60 days prior to arrival. Receipt of a signed and completed Rental Agreement plus 50% of total rental amount is required for confirmation.

Refund Policy
If canceled 90 days before arrival date. 100% refundable, less 10% fee. Re-booking of canceled dates, 100% refund. Cancellation 60 days or less,- 50% refund. Less than 30 days before arrival - NO REFUND.

Security/Damage Deposit will be refunded, less $50 cleaning fee per floor and subject to damage and excessive cleaning. Excessive cleaning is any hours beyond 4 hours.

Meals
Care taker on site 24/7 . Cook available per day is $40 plus food costs. Please make arrangements with her on site. A convenient local restaurant will deliver to your door.
